What could Possibly be Montana's motive for making it illegal for a Real Estate Broker to give a buyer a rebate when selling a home ?

These comments are my opinions based on my experience and what the "rumor mill" has told me.
I met "Bob the Builder" a few years back. He seemed like a nice enough guy but he did take the information I gave him, used up my time, told me his ideas and plans and I never heard from him again. Of course that is Real Estate, I suppose.
When the homes of many colors first started popping up off of Highway 37 I thought it was odd that so many homes were going up at once, as if we were a bigger city than we are. It seems to me that folks who are in the market for homes right next to each other with no recreation value or privacy was people who lived year round here, another words worked and lived here. The jobs here are scarce to say the least.
As the Homes progressed I noticed "their shape", I guess it is to mimic a covered bridge, I cannot say that I like this style. It is a great idea, but why so many of them. Who moves to Montana to buy a home that is so NOT Montana ?
Aero Village
This is a planned "fly in community" for Eureka. You have mountain and runway views. Do people, do pilots want to live on an airstrip where jets land. the Wilderness Club Montana has jets that land at the Eureka airport and it is a VERY distinct and loud sound. If a pilot buys here, where do they keep their plane ? It does not seem exclusive enough and if they fly into Eueka, what will they do ? ... drive to Whitefish for dinner, golf or skiing. If they wanted to golf here why not buy on the new golf course instead of on a landing strip ?
Apparantley there is 27 lots and one home has already been started, my question on this first home is how much weather can the roof and sides handle before problems exist to an unsuspecting buyer ?

I can't find it on the website today, but last week I saw the plans and lot layout for a whole bunch of lots just South of the RV park across from the Koocanusa Arena. It is way to many lots in my opinion. The website has photos of local Elk, their subdivision will take Elk habitat.
I have heard stories of folks hurt on the job while building these homes and unsafe building conditions. I have heard stories of inadequate construction by people who worked on the project.
They have a nice website, however Houses of Montana may be a bit ahead of their time. Their website name HouseInMontana.com implies that they are Montana Houses - they are not.
I seen a couple eating at four corners, the man had a Eureka Building coat on, he was sitting with a women. I said hello to her as she nearly knocked me over while I was at the counter paying and she said nothing as she walked into the bar, he walked right after her and was just as rude. Folks that are developing our community and are NOT friendly to the residents are not the type of folks that I like seeing moving here.
In Conclusion, as with all real estate, Buyer Be Aware, get an engineer to inspect a home before you buy it. Enquire with the neighborhood how long the home was open to rain and snow before it was closed in and you bought it. Talk to the people who worked on the house in the begining - before you buy.
HouseInMontana.com is moving forward with lots of new homes despite the fact that their homes are not selling, they still have homes open to the Weather that YOU will be next SUMMER maybe, if you don't need a mortgage. The canadian dollar is good but I don't think Alberta Oil money will want to buy a home on an airstrip in Eureka Montana, especially one that has been open to the rain, sleet and rats for months.
Montana Is heading for Where the rest of the nation already is and that is a Real Estate Recession, the Canadian money coming in is currently keeping our real estate values up, but I read a report last night that said 1997 prices are expected in real estate. With the mortgage crisis and the recession, does it make sense to KEEP BUILDING house after House. It does not make sense to ME.
California GO HOME...
about Californians who have moved here. Why ?
Some say that Californians were and are moving here and trying to change things.
I am hear stories that Californians are buying land for high prices and causing our taxes to go up. Yet Sellers are the ones selling the property for those high prices.
I hear that Californians are moving in and chopping up our valley yet, our local sellers are involved heavily in the subdivions and the biggest buyers “chopping up” the valley are currently from Calgary, Wyoming, and other States that are NOT California. I guess labeling those ruining our lifestyle as Californians is the easiest thing to say.
I for one have No Problem with Californians, change is not always bad. There is definitely WAY too many 5 acres parcels and the prices of them are dropping. There are too many new homes going in and not enough buyers and jobs to sustain this development here at this time. And California is not to blame. I love Canadians, however, Calgary is the biggest money influx here at this time from the information I have. Anyway, lets judge people and circumstances on facts, and individual basis and not labeling a whole region or state, that is not accurate or right.
Toxic Mold Eureka Montana
When you buy a home, we – as Realtors have YOU sign a piece of paper that says ALL homes have MOLD, you know all homes have some kind of Mold and you won’t hold us responsible for any mold issues that may come up with the home. This is to protect us from what we can’t see.
However, it does not protect a buyer. If you suspect mold, which as many homes as I am hearing about I would say a large percentage of town homes are suspect. I am not saying this to harm sellers. I am saying it because I hear about it and want to make sure that you are hearing about it. Whoever you are that is reading this blog POST.
I personally do not feel you should trust a MOLD inspection to a regular home inspector or folks who go around claiming to be experts with out finding out for yourself if THEY are REALLY – really qualified to determine the levels of MOLD in the home you are thinking of purchasing and this person you are putting the life and health of your family in their hand.
It is rumoured, i am working on verification that there is a home in town that went through litigation on toxic Mold and is now for sale again, I wonder if this will be disclosed to the potential buyer ?
