Home Values and Appraisals

Folks I have said this before, but you REALLY need to know this. A home on 5 acres that is 2000 sq. feet, for example, that is built VERY well, with no corners cut and quality fixtures and appliances will appraise for the same value as a home on 5 acres with 2000 sq. feet that is NOT built well.

This is a SERIOUS flaw in the real estate industry and it directly affects the real estate consumer while at the same time creating incentive to build inferior homes that will have lots of Latent Defects and Adverse material facts.

It is all about Comparable SOLDS and in an area like Eureka Montana, often times it is hard to find "comps" so any comp will do, whatever gets the price where it needs to be for the Buyers to Buy, the Sellers to Sell and the Realtor to Get Paid.
